The Steps in Building a Modular Home


Step 1: Construction Financing

 

The first step in building any new home is to get pre-approved for a construction loan (which is very different from a conventional mortgage) and find out how much money you can borrow. Click below to download information about the steps in the construction loan process and information about documentation that will be required to process your application.

We recommend that you contact banks that specialize in modular home construction loans with the homeowner acting as the general contractor. Using a bank with experience in this specialized market will save you both time and money.

Step 2: Find Land


Once you know your overall budget, the next step is finding land on which to build your new home. Finding land is one of the most challenging aspects of building your new home.

 

However, you can still find land if you're willing to put in the time and effort.  Below are some suggestions for finding land that really work:

  • Search the Northern New England Real Estate Network (NNEREN) site. This site enables you to search every listing in the Multiple Listing Service.
     

  • Sign-up with local newspapers to be notified by email when land listings meeting our requirements run in the paper.
     

  • Drive around the areas where you'd like to build. Look for "For Sale By Owner" signs (sounds dumb, but this method really works!).
     

  • Visit the town hall in the town where you'd like to live. Ask to see the tax maps. Look for vacant lots and note owner's name and address. Contact the owner to see if they would be interested in selling. This method takes some time but can uncover land no one else knows about.
     

  • Contact a Realtor ® who specializes in land (very important).

 

Step 3: Design Your New Home


Meet with our designer and create your dream house (this is the fun part!). We can work with our plans or yours or we can design your new home from the ground up. There is no cost or obligation to you for this valuable service.
 

You can rearrange rooms, doors, windows, kitchens, baths, etc. without changing the price of the home.  You can "flip" or reverse plans without affecting the price.  You can convert a cape plan into a ranch plan or convert a ranch plan into a cape.  You can add windows, substitute a slider for a door, or make a house larger or smaller.  Just tell us what you want!

Step 4: Order Your New House
             and Begin Site Work

 

Once the design process has been completed, it's time to place the order for your new house. Your new home will be delivered in 6-8 weeks. While your new home is being built in the factory, your subcontractors will complete site work including excavation, foundation, and well.

 

Step 5: Your New  House Arrives

 

Your new house will be delivered to your site by ProBuilt's experienced drivers.

 

Our price includes transportation of modules to your site. We will schedule the delivery of your home and will be on site when your new house is delivered. We will confirm that all ship-loose materials to finish the home are included in the shipment.

Step 6: Modular Set

 

Your house will generally be set in one or two days, depending upon the style and complexity of house.

 

We will schedule the crane and the set crew.  Our experienced crew will "set" your home on your foundation.


The set includes:

  • Crane and crew provided by dealer

  • Placing modules on your foundation

  • Bolting modules together

  • Assembling and shingling roof

  • Installing lally columns in basement (lally columns provided by homeowner)

Step 7: Button-up

 

You or your subcontractors will complete
the button-up including:

  • Plumbing and heating hookups,

  • Electrical hookup,

  • Interior button-up,

  • Complete installation of vinyl siding

  • Build decks and/or porches

  • Install walks, plant grass and shrubbery.

Step 8: Move into Your New Home!

 

After all your hard work, relax and enjoy your new home!
