Workforce
ProBuilt Homes has a large factory workforce that produces it's
quality homes. The workforce is divided up into areas such as
floors, walls, roofs, trim, plumbing, electrical and so on, this
allows each section of the modular home to be built simultaneously.
All employees are trained in a specific skill that they will
continue from day to day allowing each employee to focus on one task
providing great quality. Another advantage to a large workforce
unlike traditional site-built homes, if several employees get sick
the project does not come to a halt, the factory will continue to
build.
Materials
ProBuilt Homes only uses the highest quality materials. ProBuilt
Homes inspects every load of lumber that arrives at the factory, if
the lumber does not meet the high quality standards the material
will be returned. ProBuilt Homes only uses kiln-dried lumber, if
using lumber that is green or wet it will dry unevenly warping after
the home is built causing multiple problems. Framing materials are
the most important part of the home, if this material is green,
warped or splintered this will slow down the building process and
the material will not fit the assembly jigs properly.
Equipment
ProBuilt Homes is able to house large equipment such as board
cutting machines. Board cutting machines allow a large number of the
same piece to be cut exactly the same size for a precise fit. Large
tracks and hoists allow the factory to move modules and other parts
of the home at one time making the building process more time
efficient.
Climate Control
Climate control is one of the biggest advantages that ProBuilt Homes
has over traditional site-built homes. Being that the modular homes
are built inside the factory allows ProBuilt Homes to build year
round regardless of the weather. The other advantage of having the
home built in a climate controlled area is that the home is shipped
to the job site and only requires a 1 to 3 day window, depending on
the size, to set the home onto the foundation and be weathered in.
Building Codes
A ProBuilt Home will meet or in most cases exceed state and local
codes. ProBuilt Homes Builds in 13 states and some of these states
have a higher code standard than others. Rather than trying to
retool the factory every time a different home is built, they build
all the homes to a high code standard. Site-built homes are usually
built to the lowest code standards to try to keep cost down to
compete in the industry. To ensure that ProBuilt Homes are built to
local and state codes, ProBuilt homes hires a third party company to
inspect the homes while they are being built.
High Strength Construction
Every ProBuilt home starts as an idea on paper and is eventually
drawn by our engineering department. Because the homes are designed
to be transported to the job site, often several hundred miles from
the factory, they typically contain up to 30% more lumber than their
stick build counter parts. Each section of the home must support
itself separate from the others. When these modules are joined
together at the job site, the result is a much stronger structure
than a conventional frame home.
Quality Control
The first stage in quality control is the review of the home plans
by the third party company. This allows any code compliance issues
to be resolved before the home is built. After review the third
party company signs off on the drawing which gives the factory
approval for construction.
ProBuilt Homes will inspect the home in conjunction with the third
party company to ensure the highest quality home. This is done by
having a very detailed check list to make sure nothing is missed or
constructed improperly. Usually with site-built homes, when a
problem is discovered and has to be fixed it is thrown back on the
customer. ProBuilt Homes incurs the cost if something is found and
rectified immediately.
Energy Efficiency
The biggest loss of energy efficiency in a home is air infiltration.
Because of ProBuilt Homes building standard, they can reduce this
problem. ProBuilt seals areas such as exterior sheathing seams,
behind electrical boxes and plumbing holes through floors and side
of the home. Once the home is set onto the foundation, foam seal is
used to fill the gaps if any between the modules to even more seal

Planning
Planning to build a new home is a big task. In the planning process
there is a vast amount of savings at hand. The overall design of the
house from size and efficiency can save huge amounts of money not
only up front but down the road. Sometimes it is best to get help
from somebody such as a good general contractor to help plan the
design and coordinate the site plan. ProBuilt Homes has the ability
to install most of the amenities that a consumer would like in their
home reducing allowances and decisions to be made later causing time
delays.
Construction time frame can be a big savings if all the planning is
done correctly. ProBuilt Homes can deliver a house in 4-6 weeks on
average depending on the backlog for production. While ProBuilt
Homes is building the modular sections the general contractor is
doing site work and installing the foundation. Typically the
consumer can move into the home 3 weeks after the ProBuilt Home is
set onto it's foundation. This move-in date is based on good
planning, and how much onsite work such as custom items has to be
done.
Material
Because ProBuilt Homes is a factory and builds more than one house
at a time there is a demand for a large quantity of material.

Most site-built homes are using all professional trades people that
demand higher wages while all of ProBuilt Homes employees are well

Assembly Line
Assembly line efficiencies are a big savings in time and money. A
modular home has all of its components being built at one time and
then all put together one after another. A whole modular home can be
built within 2-3 days in a factory because of these efficiencies and
building system.
Material Waste
Because of the standard dimensions of most modules, there is little
if any waste product. Odd and end pieces of lumber can be used later
down the line for support or even shipping bracing and packaging.
Also in stick-built homes there are losses of material due to bad

Design
ProBuilt Homes is a custom modular home manufacturer. Over the last
30 to 40 years there has been a huge change in technologies allowing
ProBuilt Homes to build bigger and more custom homes. Consumers

architect to design a home for them. Because ProBuilt Homes has
there own engineering department, the consumer can submit a house
plan to this department and they can create a modular home very
close if not exactly to the plan submitted. Note that there are some
restrictions on some designs that may not be able to be built in the
factory, however good planning with the builder can accommodate
these items.
Warranty
Unlike site-built homes that only provide a minimal warranty,
usually what the states require, ProBuilt Homes provides a 10 year
limited warranty on the modular home which is included in the cost

brand companies which also provide additional layers of warranty on
the material and products being used to build the home.
